    This week in celebrity real estate, Korean singer Psy bought a condo in Los Angeles and Derek Jeter eyed a Chelsea condo in Manhattan.

    According to the Los Angeles Times, Korean pop star Psy bought a condo in the exclusive Blair House on Wilshire Boulevard in Los Angeles for $1.249 million and paid for it in cold-hard cash.

    Psy was already a phenomenon in Korea before his catchy song ?Gangnam Style? made its way to America via YouTube. The video has been viewed over a billion times and parodied nearly as much. Psy signed a record deal with Scooter Braun, (the manager for Justin Bieber), in early September, and with this Westwood home purchase, it looks like his transition to American fame is complete.

    The glassy and modern condo measures 2,776 square feet on one of the lower floors of the Blair, a luxury building constructed in 1989. Psy?s unit features large windows and modern fixtures.

    This seems inevitable, after Jeter sold his luxury East Side apartment in October for a cool $15.5 million. The Yankees shortstop was looking to downsize, so he dumped his 5,400-square-foot Trump World Tower penthouse at 845 United Nations Plaza, New York, NY 10017.

    Now the hobbled Yankees captain is said to be pondering a rental in one of the hottest neighborhoods in all of Manhattan: Chelsea.

    According to The Real Deal, the 38-year-old future Hall of Fame inductee has his eyes on a 5-bedroom, 4-bath unit in the Chelsea Quarter Condominium building.

    If this 4,000-square-foot duplex sounds like downsizing, well, remember that Jeter is the man with a 30,000-square-foot custom home in Tampa.

    No matter where the even-tempered star lands, he?s going to need an elevator. Jeter is still mending from an ankle break suffered during the American League playoffs in October.

    It didn?t take long for the College of Staten Island?s high-scoring guard at make his presence felt Saturday night as the Dolphins rolled to a 83-52 victory over Massachusetts College of Liberal Arts in the opening round of the 11th annual Tournament

    of Heroes.

    Magloire, a key component to last season?s 26-5 team that won two games in the NCAA Division III Tournament, hit his first shot of the season ? a 3-pointer from the top ? to give CSI a 18-15 lead six minutes into the game.

    The Dolphins did not trail thereafter.

    ?He?s an explosive offensive player who makes a big difference,? said CSI coach Tony Petosa after watching his team extend its winning streak to six while improving to 6-1. ?No question he can really make teams worry.?

    Magloire, a 6-foot-3 Susan Wagner HS product, finished with 17 points in his first action after missing the first six games due to an academic issue.

    The visiting Trailblazers (3-7) had plenty of other matters to worry about, however. Junior point guard Jonathan Chadwick-Myers had a game-high 18 points, while 6-11 Dylan Bulger (12 points, 12 rebounds) and Matt Van Manen (11 points, 10 rebounds) contributed double-double numbers.

    The Dolphins ran at will and sophomore forward Javon Cox was active with eight points, nine rebounds and a dominating seven blocked shots that tied a school single-game record.

    ?We don?t have as much depth or athleticism as we had last year,? said Petosa of the NCAA Sweet 16 qualifier, ?but we can be a very good defensive and rebounding team.?

    CSI raced to a 43-28 halftime edge and used a 14-5 run to build a 57-33 lead just six minutes into the second half. The host team shot 51.7 percent from the floor while holding MCLA to 26.2 percent (17 of 65).

    The Dolphins also owned a 48-39 rebounding advantage and blocked 12 shots, the second highest total in school history.

    CSI advances to Sunday?s 3 p.m. championship game against Methodist (N.C.), an 86-71 opening-game winner over SUNY Institute of Technology.

    The Dolphins have never won their own Tournament of Heroes title, although Petosa said that isn?t an obsession with his young squad.

    ?We want to get better every day,? he said. ?We want to win games and we want to become a better team.?

    Now that Magloire?s back on board, those goals are looking better and better. ?

    Sweaters knit by Myanmar's Suu Kyi sell for $123K

    YANGON, Myanmar (AP) ? Myanmar's cash-strapped opposition party is tapping into the prestige of its leader: Two sweaters hand-knit by Aung San Suu Kyi have been auctioned for $123,000.

    A green-and-white sweater with a floral design sold at a Friday night auction to an anonymous bidder for 63 million kyat, or $74,120.

    On Thursday, a Myanmar-based radio station won a bidding war for a multicolored V-neck that fetched $49,000.

    Suu Kyi has not publicly reacted to the success of her party's two-day fundraiser, but aides said she was pleased with the results.

    "Daw Aung San Suu Kyi is satisfied with the auction and the donations received," close aide Ko Ni said Saturday. "She needs a lot of cash to carry out projects for the welfare of the people." Daw is a term of respect in Myanmar.

    The auction was part of a fundraising event organized by Suu Kyi's National League for Democracy party to raise money for education of poor children and health projects in Myanmar, an impoverished Southeast Asian nation also known as Burma.

    Both sweaters were knitted by Suu Kyi at least 25 years ago when she was living in England and raising her two children, Ko Ni told The Associated Press.

    "She made them when she was busy working, studying and taking care of her children," Ko Ni said. "She wants to send the message that people should not stay idle but be diligent."

    Suu Kyi, a 67-year-old former political prisoner and winner of the 1991 Nobel Peace Prize, has become Myanmar's biggest celebrity as the country transitions from a half-century of military rule. She is generally guarded about the family she left behind in England ? but the auction indicates a new willingness to share her family history with an adoring public.

    Ahead of the auction, Suu Kyi asked her brother-in-law in England to ship some of her personal belongings, which arrived in nine boxes on Wednesday just in time for the auction, Ko Ni said.

    The Oxford graduate was raising two young sons with her late British husband when she returned to Myanmar in 1988 to nurse her dying mother. As daughter of the country's independence hero, Gen. Aung San, who was assassinated in 1947 when she was 2, Suu Kyi found herself thrust into the forefront of pro-democracy protests against the military regime.

    Over the next two decades, she became the world's most famous political prisoner and won the adoration of her people, who call her "Amay Suu" ? or "Mother Suu," partly because she chose to stay with them over her own children. She declined opportunities to leave Myanmar, fearing she would not be allowed to re-enter.

    Since her release from house arrest in 2010, Suu Kyi has reunited with her sons and completed a stunning trajectory from housewife to political prisoner to opposition leader in Parliament.

    The proud new owner of the $49,000 red, green and blue V-neck sold Thursday said it was worth the money.

    "It is priceless because the sweater was made my 'Amay' herself," said Daw Nan Mauk Lao Sai, chairwoman of Shwe FM radio station.

    "I bought the sweater because I value the warmth and security it will give," she said, adding that she plans to hang it up in the station's office for the whole staff to see.

    The 21st season of Nevada Humanities? Great Basin Young Chautauqua program begins Jan. 17, 2013, with an information session and introduction to the program for parents and young people interested in participating in the after-school workshops. The information session will be held Thursday, Jan. 17 from 6:30-8:30 p.m at the University of Nevada, Reno in the Continuing Education Building, Room 107, 1041 N. Virginia Street, Reno. Young Chautauqua workshops begin Feb. 7 in Reno and will meet approximately every other week and run through June. Registration in the Young Chautauqua workshops is ongoing until Feb. 9.     Great Basin Young Chautauqua is an intense program of scholarship, research, rehearsing and performing. Young Chautauquans select a historical character to portray and spend six months reading biographies, learning stories and rehearsing their characters at workshops twice a month.     FCC paves the way for better in-flight broadband

    The FCC approved new rules on Friday that will make it easier for companies to offer broadband Internet on airplanes. The FCC has authorized in-flight Internet on an ad hoc basis since 2001, but the new rules will provide a framework for licensing companies to provide it.

    For some people, that's a plus: after all, a flight is one of the rare times when you can enjoy a novel or take a nap, untethered from the demands that come from being online. But if distracting yourself from a long flight with Facebook and YouTube sounds like more your cup of tea, you can thank the FCC: the Commission established rules on Friday that will make it easier for companies to offer Internet service on airplanes.

    The new rules will streamline the process by which companies apply for permission to offer in-flight Internet, says FCC chairman Julius Genachowski. The approval process will be standardized, allowing the FCC to process license applications about 50 percent faster, and administrative burdens on companies seeking license will be reduced.

    "This will enable providers to bring broadband to planes more efficiently, helping passengers connect with friends, family, or the office," Genachowski says in a statment.

    The FCC has already authorized a number of companies to provide in-flight Internet service, but the process has been "ad hoc" up until now. In-flight broadband relies on a technology called Earth Stations Aboard Aircraft (ESAA), which carries two-way broadband signals between geo-stationary satellites and an antenna mounted on the aircraft. The new rules establish a framework for any company to use ESAA, provided that their systems don't interfere with aircraft communications and that they meet with approval from the FCC and the Federal Aviation Administration, which operates the country's air traffic control system.

    Interestingly, the FCC's new rules don't mean that passengers will be able to use electronics throughout flights. The longstanding ban on using cell phones in-flight still stands, as does a ban on using laptops and other electronics during takeoff and landing. The government says those rules are in place because of concerns about interference with ground communications. But Genachowski also asked the FAA earlier this month to relax the rules on aircraft -- so perhaps you'll soon be able to stay connected from takeoff 'til landing.

    The FCC notes that the new rules are being put in place with an eye toward "enhancing competition in an important sector of the mobile telecommunications market", as well as "promoting the widespread availability of Internet access to aircraft passengers." That means you'll likely have to rely on willpower soon, if you're interested in maintaining your flights as an oasis of "unplugged" time.

    FHA Mortgage Loans | Real Estate Blog

    FHA mortgage loans are alternatives to conventional financing for your home purchase. The FHA (Federal Housing Administration) helps to make low cost home loans available to thousands of new and current homeowners each year. FHA mortgage loans require minimal down payments and the interest rate is typically slightly lower than prevailing conventional rates.

    The FHA currently insures more than 800,000 mortgage loans. This agency has helped originate more than 33 million since it was created in 1934 as part of the New Deal. The FHA does not fund the mortgage loans itself. It does insure the lender that it will not incur any loss if the borrower defaults. In this way, lenders are encouraged to make loans to low and middle income borrowers to whom they would not otherwise extend credit.

    Buyers of single family homes can put as little as 3% down when obtaining an FHA mortgage loan. Good credit history is not necessary, although is definitely a ?+.? Income to loan payment, and to total monthly payment, ratio requirements are slightly less stringent than for conventional mortgage loans. The FHA sometimes will also help finance the closing costs. Ask your lender about this. Requirements for this kind of assistance vary widely from locale to locale.

    This sounds pretty good, doesn?t it? Well, ?not so fast?? The FHA requires extensive property inspections that cost the seller lots of time and money. Largely because of this, most sellers will not accept an offer if the buyer intends to obtain FHA-insured financing. The acronym ?FHA? unfortunately has acquired bad connotations for many real estate professionals and their clients.

    Also, the FHA severely limits how much the lender can charge in fees. The bank cannot lose money because of the FHA insurance. However, it cannot profit as much as when it commits its money to other mortgage loans. Lenders have to be FHA-approved in order to make FHA mortgage loans. Few lenders choose to become FHA-approved.

    However, there is a big exception to this circumstance. The FHA serves locales (and, of course, the people who wish to obtain financing for homes in these areas) that would not otherwise be attractive to lenders. Most very large, big city lenders are FHA-approved, and a significant portion of the home loans that they originate are FHA mortgage loans.

    If you intend to move into your own home in the country or in an ?upper middle class? suburb, the FHA probably won?t be of use to you. But perhaps you want to live right in a major metropolitan area with all its amenities close by. If so, and if a large down payment is a problem, an FHA mortgage loan could be a great way for you to finance the purchase of your home.

    Putin says he will sign anti-U.S. adoptions bill

    MOSCOW (AP) ? Russian President Vladimir Putin said Thursday he will sign a controversial bill barring Americans from adopting Russian children, while the Kremlin's children's rights advocate recommended extending the ban to the rest of the world.

    The bill is part of the country's increasingly confrontational stance with the West and has angered some Russians who argue it victimizes children to make a political point.

    The law would block dozens of Russian children now in the process of being adopted by American families from leaving the country and cut off a major route out of often-dismal orphanages. The U.S. is the biggest destination for adopted Russian children ? more than 60,000 of them have been taken in by Americans over the past two decades.

    "I still don't see any reasons why I should not sign it," Putin said at a televised meeting. He went on to say that he "intends" to do so.

    UNICEF estimates that there are about 740,000 children not in parental custody in Russia, while only 18,000 Russians are now waiting to adopt a child. Russian officials say they want to encourage more Russians to adopt Russian orphans.

    Children's rights ombudsman Pavel Astakhov on Thursday petitioned the president to extend the ban to other countries.

    "There is huge money and questionable people involved in the semi-legal schemes of exporting children," he tweeted.

    Kremlin critics say Astakhov is trying to extend the ban only to get more publicity and win more favors with Putin. A graduate of the KGB law school and a celebrity lawyer, Astakhov was a pro-Putin activist before becoming children's rights ombudsman and is now seen as the Kremlin's voice on adoption issues.

    "This is cynicism beyond limits," opposition leader Ilya Yashin tweeted. "The children rights ombudsman is depriving children of a future."

    The bill is retaliation for an American law that calls for sanctions against Russian officials deemed to be human rights violators.

    The U.S. law, called the Magnitsky Act, stems from the case of Sergei Magnitsky, a Russian lawyer who died in jail after being arrested by police officers whom he accused of a $230 million tax fraud. The law prohibits officials allegedly involved in his death from entering the U.S.

    Kremlin critics say that means Russian officials who own property in the West and send their children to Western schools would lose access to their assets and families.

    Putin said U.S. authorities routinely let Americans suspected of violence toward Russian adoptees go unpunished ? a clear reference to Dima Yakovlev, a Russian toddler for whom the adoption bill is named. The child was adopted by Americans and then died in 2008 after his father left him in a car in broiling heat for hours. The father was found not guilty of involuntary manslaughter.

    The U.S. State Department says it regrets the Russian Parliament's decision to pass the bill, saying it would prevent many children from growing up in families.

    Astakhov said Wednesday that 46 children who were about to be adopted in the U.S. would remain in Russia if the bill comes into effect.

    The passage of the bill follows weeks of a hysterical media campaign on Kremlin-controlled television that lambasts American adoptive parents and adoption agencies that allegedly bribe their way into getting Russian children.

    A few lawmakers claimed that some Russian children were adopted by Americans only to be used for organ transplants and become sex toys or cannon fodder for the U.S. Army. A spokesman with Russia's dominant Orthodox Church said that the children adopted by foreigners and raised outside the church will not "enter God's kingdom."

    Critics of the bill have left dozens of stuffed toys and candles outside the parliament's lower and upper houses to express solidarity with Russian orphans.

    As you are building a network marketing business (online or offline) you want to have a team that is willing to engage and talk to people instead of pushing links to presentation overviews.

    People join opportunities not because of the products or compensation plans, but because they truly feel the person they collaborate with in business can help them achieve their goals.

    Here are 3 of the most important steps to?Network Marketing Recruiting: prospecting a total stranger

    Step 1 ? Pique there interest. People in the industry are pitched all the time, sometimes to the point where they miss a great opportunity because they are so quick to dismiss it as ?just another person pitching me their business?.

    Asking people questions, following up with light chitchat, and leading into piquing a prospects interest is an art ? something that most people don?t have the patience or tact to use. So here is an example of how to pique a prospects curiosity and open the door to see if they are even open to reviewing a new stream of income:

    ?Just throwing this out there, but would you be open to doing something on the side that doesn?t interfere with what you are currently doing?

    I?m just curious to see if you keep your options open when it comes to making money.?

    If the prospect says yes, and is open to the idea, you can reply with a clarifying question such as this one:

    ?So, just out of curiosity, why would you be open to making extra income from home??

    This is a great question because number one you haven?t pitched anything to them, and you now know WHY they may be interested in building their own home based business.

    Lastly, instead of sharing all the great things your opportunity can do for them, let your tools and resources do the work. Take a step back and open up the door for the tools to qualify your prospect. This will do 2 things ?

    1) allow you to talk to more people, and

    2) it will allow you to determine just how serious someone is about your type of business.

    Remember, not everyone is going to be a good fit for your company ? so before you spend your precious time telling your prospect everything there is to know about how wonderful your company and products are ? let them tell you they are interested first. This step is crucial and will save you a lot of heartache.

    So here is how you can direct someone to your tools:

    ?That sounds great, well hey, I am heading into a conference call right now, but let me get your number and email address, and I will send you some information.?

    Once you grab their contact information ? this is the time to end the conversation and ask them, ?When would be a good time to get back with you??

    If you follow these simple steps, you will be able to prospect total strangers with ease. Prospecting, while it may seem scary, is simply about knowing what to say. Use the resources you have available to reach the people you bring into your business and these same resources will weed out the unqualified candidates without wasting their time or yours.
